As the action moves to the back garden – the line between in-door and outdoor living is becoming blurred as stacking glass sliding doors turn a barrier into an open space – in a matter of minutes. This makes the most of outdoor living, opening up to areas like spacious patios, stunning views and designer gardens, making it all accessible.

Being flexible with your space and transforming an existing area with no dedicated purpose into something wonderful and new… An extra room can be transformed into a suite for an aging family member or a home office for you. Other uses for unused space is to converted the area into a small home office, a playroom or a study area or computer station as the need arises.
Home buyers today are aware and conscious of the building green. Building green is mainstream now, it is an accepted standard as home buyers who are aware of indoor environmental hazards. The lifestyle trend is towards using natural materials (like wood and cork), healthy paints, effective and efficient heating and air-conditioning units. Natural materials (wood, stone and cork) are also becoming popular as an antidote to technology in the latest trends for 2018.
Ongoing issues with service delivery of electricity has new home owner demanding and spurring the increase of a new home’s efficiency. Solar power, better insulation, stacking glass doors, large windows and sky lights will continue to become features in 2018. Energy-efficient, flexible LED lighting is also changing the way many homes are illuminated, from strips lights for safety to chandeliers for a touch of the glamourous.
Water conservation is already an important factor in South Africa as it is. Now, gray-water technologies are emerging that allows for some of our recycled water to be used for irrigation. Grey water technologies is a new and emerging trend that is becoming more important in 2018.
Technology is also affecting the types of neighbourhoods home owners are in the market for. The trend is to get away from the screen and make real connections with others that is becoming a deciding factor when purchasing a new home. Too much of the day is spent being plugged in as work and social media take up large chunks of our day. So, home buyers are looking not only for a home but also for a community. Many new-home developments add fitness centers and clubhouses to their product mix, where people can mix and socialize.
New homes will continue to evolve with our increasing use of high-tech innovations and popular causes like improving the carbon footprint when building a new home as a Lifestyle trend of 2018.
